There are places in Indy (as with any city) that are more popular than others where, yes, you see people wanting to move there.The Indianapolis housing market is incredibly strong this year, with large shortages of inventory- most homes that get put up for sale are gone rather quickly.

I do think though that east side has a lot more inventory and quite a few with deferred maintenance or rehab that can be purchased and some forced equity established.Not sure Dunthorpe is really a rental market at all.

I looked up two adjacent properties as well, and they were also both owned by one (different) person.I see this as two different opportunities:1) Investors with excess inventory, potentially willing to sell to me (then to be wholesaled/flipped)2) Two individuals that I could add to my buyer's listWould it be inappropriate/unprofessional to direct mail them and inquire about both?

The affordable homes (under $150K at the time) did not lose any value at all and, for certain property types actually appreciated during this time.Like everywhere in Utah, we have low inventory and the market is as "hot" by Cache Valley's provincial standards.

In that instance, when you sell, you will be looking at capital gain.If your intention is to renovate and sell (aka "flip"), then the property is considered inventory and not a capital asset.
