I did an analysis on this property myself (but very new to the process) and couldn't determine a way for it to cash flow without decreasing the price (I also didn't have a sound understanding of the utility expenses either so that could change things)Do you mind sharing your analysis so that I can learn from what you did/how you made the numbers work?

As the lender they can determine the terms they want (down payment, rate, term, etc.) and there can be financial benefits on their end by not receiving a lump sum payment in terms of taxes and receiving interest payments.Best of luck!

I have contacted all taxing authorities and determined there is 3200 tax owed on the property which we are willing to pay, and a minor sewage lien.As there is no money being transferred here I was hoping to do the closing myself.

Portland has an Early Assistance Program that will allow you to meet with a city planner to determine what options are available to you, I don't remember the cost, but I think it's in the $150.00 range.Hope this helps.
