A problem I'm having is with the properties I get under contract that are occupied.

When I get in this mode (which thankfully is few and far between) I eat, sleep, and breathe everything there is to do with the topic until I think I have a good enough understanding to talk with the smartest on the topic.

Personally I get about every third offer accepted, which is a very high ratio, but I know my market and sellers.And in the end, if you and your agent dont line up well, don't hestitate to move on until you find a good match and it works for both you and the agent.

As I've been crunching my numbers I always tend to come to the point where I realize, I will be occupying half of  this 2-unit property so when it tells me the cash flow I get a negative result.
