I would greatly appreciate any tips/knowledge any of you would share with me to help me reach my goals!

You can still save on rent doing house hack if the basement is high enough to bring another unit.

Free marketing channels are unpredictable, so I wouldn't recommend them for scalability.

Things I’m thinking about is capital gains on sale, avoiding high property tax on duplex b/c the ones that are available are new builds.

The other pool of tenants: One is a couple relocating to area high income earnerOne is  interested in renting as a "personal care home for 4 residents"One roommates working in the area with the same company needing housing for next yearI just need some guidance. 

@Will StewartIf you head over to the syndication reviews I strongly recommend reading a lot of those posts - I do not believe many on either one of those companies but the gist of it is while it’s great to get reviews - make sure to do plenty of your own due diligence on these entities.

Any suggestions - especially in regards to high value bills such as electricity during summer when air conditioning is on-  are highly appreciated.
