Talk to the neighbors; I bet they have stories to tell.Whatever you do, you need to do it all fast or you will be stuck in a long battle to remove these folks who more than likely are the scammers.

keep in mind your holding cost and sales cost will easily be 8 to 10%  so 625k  nets 575k.. if everything goes right.curious where does 2 and 1 sell for 625k.. not many folks build 2  and 1s these days

I just hate to see new folks dive in head first into the risky business of renovating and using HMLs....   

You can call the survey folks and see if a survey has been done on that line and if so can they send you the maps...   

Either students or folks just working full time. 

If I were going into a new market and had something to bring to the table like deals - I would shoot over a quick intro to a couple of different folks and see who is the best fit.
