The question I have for the community relates to how much you feel is fair to compensate this couple.

@Kathy Henley The deal we got isn't a homerun, but it should have a fairly good cashflow even without adjusting the rents to market.The units are in fair shape.  

I updgraded a fair amount of the apartment, so hoping I can fetch the price.

I believe you can get a stackable one for fairly cheap.

Treat them fairly, price the property accurately, be a responsible landlord, and I'm sure your new tenant could be just as loyal (maybe not for 30 years) but for a while!
