If you believe we’re experiencing hyper inflation, I’d imagine selling isn’t wise. 

I did do my research but I know there is more out there and since I am talking with more experienced investors here I am sure I will be pointed in the right direction on what I need.

This will likely be your best chance of finding a buyer who is qualified, experienced, and has the capital to make an offer and close.

At your age and being new to the industry, keep yourself open to doing any and every task that needs help with in exchange for the opportunity to shadow more experienced agents and learn from them.

But how do experienced investors use the 1 or 2% rule to a market such as California?

I'm not experienced to know whether or not I'm being upcharged for costs. 

But then my question would be how experienced is the wholesaler you're using to source the deal?

I chose one that's in a small town that looks reputable and experienced and his price was low.
