I have been self managing with a couple of employees that handle all maintenance and rehabs but I've been busy with other business interests so I am considering outsourcing the management.   

Interestingly enough I was at one of our local Lowes this weekend and overheard one of the older employees talking with a friend about how he had to wait until March for his kitchen cabinets. 

You customers who ask me to do jobs on the side know you are thieves and you know my employees will steal the materials for your job just like you walking into a supermarket and stuffing steaks under your clothing. 

If you have a property manager, they would send an employee/contractor out to inspect (for a fee of somewhere in the $150. range). 

Recently, I just had my daughter in July and my wife had to shut down her cleaning business as we couldn't acquire employees to work.

It would just be the two of us for now so there’s no employee salaries.

Being self employed it goes without saying that there stands a good chance I'd be taking a financial hit during an interstate move, unless I ran a company with multiple employees.  

My goal is to work with a broker and open my own management company, limiting the 10% management fee to a single employee, and then growing a company around managing other properties in the area.

When I joined with AppFolio we had just over 50 units and it was a tough tool at that point to use as I didn't have any employees to help. 

Such plans are available to those who have some form of self-employment and no full time employees.
