New Property Management Company in Elmira NY

Hello all.

First I want to talk about my story. Theres a tl;dr at the bottom.

Im an investor, and dont really care for the people aspect of landlording. My goal is to work with a broker and open my own management company, limiting the 10% management fee to a single employee, and then growing a company around managing other properties in the area. Elmira is known to be a bit rough between tenants and landlords, and I want to be better and provide better for the tenants that are here. I maybe even want to open a tenant advocacy / landlord education center and work with code enforcement and the city to make the areas better. Its a lot all at once, but I have a building under contract that I can also live in full time, making location at least taken care of. This location can also serve as a meeting place for the local REI or I can start my own meetup group, depending on some political things in the area. I currently have 8 units, and another 16 under contract, along with my primary residence/commercial space. However...

Property managers in NY need a brokers license or someone with a brokers license to be a member. I have so many questions regarding this and what requirements are placed on that broker. I have a potential broker I can work with (who will probably get notified by the keywords here), but the legal requirements placed on the broker have given some hesitation to partnering in this area. Im wondering if there is anyone in upstate NY who might be interested in talking or someone who has insight on this?
