@Erin K. this is a daily battle for me:)  Rarely does an investor truly know the specific dates and details of the 4 main updates (Plumbing, Electrical, HVAC & Roof). 

The Airbnb app suggests each day's price but we do not consider the recommendation because  it is much lower then our daily rate.We will eventually outsource everything and also wonder how much lower our net income will be 

All of these bogus 'certifications' are making it harder for people who truly need a service pet to go about their daily lives.

I get daily updates online about houses that are for sale or sold in  my area.

I operate my entire daily business operations through a $200,000 home equity LOC.

Deal held over for almost five full days - charge was $1,000.00/day, $1,000.00 accrued at 5:00 PM daily).

My piece of advice is just to take action daily.

Being a person who finds suppression of violence a tedious daily annoyance- these issue you brought up ranks just under waiting for my daughters captor for things to do.  

drawing funds is like pulling teeth.  

Buy one lunch and tell them your intentions up front, it takes us literally 5 minutes to set up an automated search with daily emails.Don't expect them to vet every property and show you the best ones unless they know you're serious.
