Also, if they leave the place without damages, clean, and ready to rent (quick turnover), then I would consider returning the security deposit.

First, according to the seller, there's a fallen-in house on the property so there's going to be a big clean-up for whoever buys the land.

#1 reason is commute time #2 is area amenities [think shopping] #3 reason: Clean neighborhoodSchools didn't make  the top 3 

I'm glad I did what I did because it has put me in a position of building my business as a Realtor with my service business to pay the bills in the transition and beginning my investing later this year having watched the market for 8+ years and at least kept my net worth positive with my house appreciation, if not as large a number as it could have been.

I’m not looking to receive a paycheck just looking to exchange my service/ time for your knowledge.

I’d prefer to have someone having access to that area to allow service workers to come if need be also if there’s a problem ( fire ,water ,smoke,leak ,flooding ) I want someone there to warn me .

Everything else we could and would do ourselves (floors need tlc along with some deep cleaning).
