I’m debating if this is worth it in the long run because If I do then I get them paid off earlier but at the same time I could be using that extra money to expand my portfolio and buy more houses .

I hope you consulted a lawyer before adding that out clause for yourself.

I do this because sellers are going to offer 3% (they are in my market), and if I signed for less, I could not get the overage.To secure my buyers in this new environment, I made a 27-minute video going through the whole agreement and pointing out the things to beware of.

To me, this is a cost that won't "add value" to your BRRRR, so I would more strongly consider how much it might impact your ability to rent the unit/house.

Hello BP ExpertsI have never considered renting out to Section 8 Tenants but now am thinking to do so.

I'm considering renting out each bedroom separately but want to get some tips an advise on leases, check-in/out, etc.

Getting a property solely for investing purpose (without living in it first) is completely new to me and seems costly at this time.So I am here to ask for some ideas on how I can start out with this.
