There are parts of the city where you'll see homeless people at bus stops and drive 3 minutes down the road and see homes worth well over $1 million.Places that have an abundance of liquor stores, smoke shops, payday loans, laundromats, etc. are more than likely going to be your C/D neighborhoods.

I've sold $200+ million in Cleveland to out of state investors, like 99% of them have gravitated towards stuff in C,D & F neighborhoods, so I'll assume 99% of the people reading this thread aren't buying $400,000 houses in A-grade suburbs in the Cleveland market.When you are in Cleveland neighborhoods like the ones most of you reading this are investing in crime is a way of life.

Now lets say that you did sell the PA home and used THOSE proceeds and placed them all down on this new TN house, that would be about 65% down ($170,00) and it would cash-flow @ $403/mo. much better BUT that is only about a 2.84% cash-on-cash return --- you would be better off saving yourself the hassle and instead investing in the stock market or even a CD in todays rates.Here's a different scenario for thought: Let say 1) You could rent PA house for $1,100/mo. only took out $60,000 against it - that would leave you cash-flowing positive $223/mo. using the previous criteria for PA House.

My theory is that these major retail stores do not see enough economic profit to invest in placing a store front, leaving the market to be captured by smaller players.
