MY NOTICE STATES THAT PAYMENT WAS ISSUED ON 2/29/2024...WHEN SHOULD I BE EXPECTING THE PAYMENT?

I’d be interested to discuss how you’re investing out of state, as you know getting away from the DC metro is really the only way to stay price friendly.

Townhome is newer but you own less in terms of the land sqft + higher chances of having HOA vs SFH where you own more of the land and more opportunities to build ADU/DADU if the state/county allows it. 

Can anyone recommend an agent who will connect with someone who lives out of state, CA?

We own and manage several rentals across the state an will also be looking for opportunities to 1031 exchange into more landlord friendly states with better price points. 

I moved to Texas and attained my license here recently, there's is a lot of affordable land in this State and every second it grows out West up North and South. 

We are open to investing out of state.

IMHO a good system has a screen that shows all the payments in some ACH state:  queued,  bounced NSF,  paid. 

Given where you state your credit is, conventional might not be the way; FHA might be better suited. 

In addition to many insurance providers pulling out of the state of Florida, we heard of big insurance issues in coastal cities in South Carolina, Georgia, etc.
