If it's a 2 to 4 unit you're looking at 70% and 65% respectively.You're going to have to find a Non Qm lender, Portfolio lender or private lender to help you out on this one.

Recently, my city adopted a by-right ADU ordinance which I think opens a great deal of equity-building opportunities in the urban core with new construction of such units on existing residential lots.

I've been reading and learning a lot and decided to get started in this by buying a duplex and living in one unit while renting out the other.
