here is a picture of some of the stairs, they do look broken... but unfortunately they are. i have use the grip tape and it came up very quickly, i used the paint with the grit but that wore away in one winter (see right side of picture) and i currently have some rubber treads screwed down to a different set but the have warped and now they are a tripping hazard.  

This saves any late night or inconvenient trips, and also prevents some potential use of a locksmith possibly damaging my locks or doors.Hopefully this helps save some people time!  

And lots of trips to home depot...lol I love home depot!

I would stay away from HOA's as any time you put money into someone elses pocket there is an opportunity for power trips and greed to take the money and run leaving the residents in a tight spot.

Just to paraphrase what I think you are explaining, once the seller accepts my offer I then make a trip to my friendly Title company to record the transaction and open escrow with a $100?

In the event of a loss/lawsuit (say, for example your tenant's broke friend "trips" on the sidewalk and suffers emotional trauma that renders them unable to work for life), ALL money sources will be listed - your insurance company, the entity that owns the property, you personally, all other assets (LLC's, businesses, etc.) owned by you personally.

If it's a concern you could always send the payments by certified mail, but then you'd have to make a trip to the post office every month.

On my next trip back home, I certainly will be taking a look at properties for sale - when I can be there to evaluate them in person.

I feel that as soon as I leave for a week long trip the world will end, which normally is the case no matter what.

If trim needs caulking will this job require two trips to allow caulk to set up before painting?
