I have been educating myself like crazy on the subject, soaking in about 12 hours of information on the weekdays and even more on the weekends.

I wanted to share with you my first "service call" with my first rental.So my Tenant called me this weekend saying theres a problem.

I'm meeting with him this weekend to ask some questions on how to get started and be successful at it. 

You will be working a lot - nights, weekends, lunch breaks, etc., so their support will reinforce your drive.

Long story short, I should have a second place ready to rent by 10/15 at the absolute latest (im expecting 10/7 or 10/10).For those number people that noticed I rented the first one for "way more" than I expected, I went and re-thought my BRRRR calculation over the weekend.

I don't know how much of that you can learn in a weekend with your buddy.Unless your buddy is willing to partner or mentor you through a fix & flip, I would suggest looking at a few SFRs and duplexes, maybe ones that are already rented or don't require too much rehab. 

I will end up putting about $20,000 into it before I'm done (about $42,500 total) - I've replaced the furnace, water heater, and windows aside from repainted, remodeled the bathroom (completing this weekend), replaced all light fixtures, and remodeling the kitchen, . 

My brother and I are flying to Jacksonville next weekend to do some field research.We are looking to purchase our first income generating rental property!
