I have certainly seen the model work on a BRRR buying at 60k renovating for 40k and having it appraise at 140-150 with a $1300 section 8 renter in there.

Hi @Matthew Maynard,I used a Price/Sq Ft estimate for my rehab costs.Based on the pictures, I assumed it would be a heavy rehab, which would include updated kitchens, baths, flooring, paint, [maybe new drywall, maybe new roof].My model assumes a heavy rehab will cost $35/sqft.$35 * 1501 sqft = $52,535 rehab

I have capital but I'd be open to hearing how your partnership model works.

I understand this takes creative financing to a different level, but I do believe in real estate and believe that this model will serve me better long term than the investment account.

In the Orlando market I could get down to model of home in some cookie cutter subdivisions, but here is St Pete if you go one street too far the comps are thrown way off.

With the amount of money you have it might be good to invest in some education on whatever strategy you choose or even getting a coach if its around the syndication model.

We are doing a hybrid model of 8-10 people in person and the rest online via zoom.
