Dave, you are not learning how to value real estate in the investing podcasts, videos, books or other materials unless appraisal techniques are taught and I'd really be surprised if they mention or go past mentioning the three approaches to value.The computations to find the ARV are out there, but that doesn't give you the assessment of the valuation in your market. 

I'm excited to get back into the BRRR game after a short hiatus.  

With that being said I would like to say that Do Hard Money is a good company to work with, but do not get disillusioned into thinking that you won't need any of your own skin in the game!

Below is my long term game plan/ strategy to financial freedom.  

In this game we are targeting properties.... but we are also targeting unsophisticated sellers. 

But don't play games with me because I will out game a newbie every time.

To me, this is what it means to be a truly professional RE investor, as opposed to a gambler ... not saying that I'm 100% there yet, but this is the end game for me at least.
