I have not run into that problem, knock on wood, you could be dealing with a bank that is not investor friendly and does not do a lot of commercial loans. you may have to have the mortgage under the llc, but put a personal guarantee behind it.When you go to a bank, come prepared for them and impress them. have copies of past two years tax returns with you, recent statements from other bank accounts showing balances and copies of any 401k statements, i would even have a net worth sheet printed up for them, couple weeks of W2's if currently working somewhere. and phone numbers - places' of work, accountant. put that all in front of them, show them you mean business and are ready to run this business and they will get a good first impression of you. also try and schedule your meeting with the managing commercial loan officer, not a residential officer.
