I've read a few articles on here describing the difficulties of condo renting, but selling it now with Amazon rolling into town in a few years just seems like the wrong move.

The connections you make with other investors, contractors, vendors, Realtors, and everyone else here are valuable to us all.

Dave Van Horn's article was a good eye opener for me; find a few good tourist attractive areas that you'd like to travel to once a year or more, then check out the short-term rental market there.

What kind of junior anchors and large anchors are around the site (junior might be Starbucks freestanding, Mcdonalds, Chick Fil a, national brand gas station) or larger anchors ( Super Walmart, Home Depot, Publix, Lowe's, Costco, Target, etc.)You need to know how valuable your site is.

Having one very good agent working hard for you and with your best interest in mind is more valuable than letting 20 other realtors know you are an investor. 

Your property manager should be a valuable resource that you can get up to date market data from and they should be your resource for securing future investment properties as they will know the rental market better than a regular sales agent.

You will pretty quickly be able to tell who is just selling something and who can become a valuable member of your team.

I receive my rents on the scheduled date (it is the guarantee of the company which pays me the rents while waiting to find a tenant eligible for article 8).
