Hey, I recently bought my first rental property in Polk County it doesn’t cash flow enough for me to have a property manager so I would have to manage this myself for the time being, however in about 6 months I would want to get a HELOC on the property and use that as a down payment on maybe a multi family and then rinse and repeat, I was wondering if this sounds reasonable or would I have to do something else thank you so much

We all know what happened on August 17th because of the NAR ruling and lawsuit.

I would consider bringing in 1 internet feed and then splitting it out into 2 different wifi SSIDs.

We have a rental property and did not provide a washer or dryer. 

$250,000 exemption is federal and deducted from the gain. 

I of course could get the property re-zoned but that is a long, tedious, and expensive process.I called the city twice about this and both times they told me that with R2-1XL zoning I can have 3 ADUs, 2 detached and 1 attached.

I saw it shared in one of the FI sub Reddits a few weeks ago, and I've been using it ever since.
