If I had to get slammed with these body blows, the age of email, texting, and Biggerpockets is the time to take the hits.Previous experience includes some flips, foreclosures, as well as rentals and small apartment buildings. 

@Bob Bowling  John Is the guy Joe pickett was marketing for and made all that fuss here on BP with his mischaracterizations of the transactions and which led to a 285 post debate over on the market placewhat John is alluding to.. .is his company buys cheap run down houses... and then according to Joe they flip them to CA investors or other out of state investors and make a nice profit on the flip.. then they sell them for the CA investor ( and I assume JOhn has many in his personal portfolio)  to primarily according to Joe Pickett Hispanic blue collar workers there in San Antonio as fixer uppers.. and major ones at that..

I also love remodeling and bringing new life to fixer uppers.

DAP also makes a clear elastromeric sealant that is available at the big boxes which can be used  in a pinch.....we just prefer the other.Don't let roofers use plastic boots....you have to check them on this....use the aluminum based boots for a longer solution and run a bead of sealant around the upper edge of the rubber grommet that seals against the vent pipe.

You will not find these deals in upper middle income or upper income areas, which are better for retail rehabs OR leveraged rentals.

I would think anything in the Beckley, German Village, Upper Arlington area would be good, just a matter of the deal making sense.

However, it is heavily scrutinized by the real estate bodies of the state (DBPR, FREC ect).
