Putting these two quotes together, seeing that your most impotant thing is too help avoid foreclosure and that you will make a small amount of 15K in commissions, I would suggest that if nothing else works as suggested that you pledge 10K of your commission subject2 the deal completion to satisfy the amount short of the second.This allows your main objective and still leaves you a little from the deal.

I use scanned PDF for the most part, as well and like Scott, I have a signature and initials as an object within a PDF file, so when I get an offer or any other document that require my signature or my initials, I use Foxit PDF editor and drop it where it's required.
