A final note on plumbing systems in Columbus, in the downtown area I always scope the main waistline as it leaves the property, I find that about 30% of the time there is some kind of repair needed due to settling or tree roots.HVAC, finally and for me the least worrisome cap ex item is the HVAC system.

If you rent it out for more than 2 or 3 years and then sell it, you have to pay cap gains on the profits.I'd also run the numbers on the house to see what you'd get for rent and what all of the costs are associated with the house (property taxes, insurance, repairs, vacancy as well as mortgage payment).

They said Fidelity was much easier to work w/than Home Choice (everyone hates them) but when we had Fidelity it was the appliance repair company that refused to submit their final summary to replace our stove - even after Fidelity moved it from “repair” to “replace” status.

There so many answers here I'll just drop this thought you can think about.....It all depends on how hard you want to gamble when that large insurance claim finally does happen.Lastly, you want Waivo for small damage claims not your homeowner's insurance.
