How she performs is key to taking on this liability, she could easily get in over her head trying to meet rents from her business, there are many commercial types who know what type of business pulls in revenue at that location and they may get a hook in her with deposits and agreements where she does nothing but basically work for them.

Form a landlord perspective, we are not renting with utilities included (a big plus ... we are also able to assign the water/sewer to the tenant in our SFH student rentals) and, as an added bonus, it allows us to track the performance of our buildings following the completion of a deep energy efficiency renovations.
