@Jeff Petsche you do need to know where to buy in the LR metro area, some areas are better then others.1% is achievable also through e Turn Key provider. if you want TK talk to @Alex CraigIf you want to buy and do BRRRR then you need to be prepared to do it yourself and build team on the ground etc. which is going to take time, and commitment to know the market.

It states right in there that they do t take into consideration the holding costs and rehab costs, so what’s the point!

:I would never want to deny someone their constitutional, human right to defend themselves.I take it then you would also never want to deny them their 5th Amendment right not to incriminate themselves if they commit a crime on your property.

Landlords, as you say, are in business;  a professional businessperson is an expert in their chosen field--in this case your state's L/T law.Are there other alternatives to filing for non-payment?
