That really is a great form of leverage that I have relied on for the last 2 years.Option #3 I really think is a function of how hard an investor is willing to work at option #2.If its not a good deal and the current rents can't sustain the mortgage and expenses DO NOT BUY IT.

I'm out of state, so I know that I need to build a team once I've landed on a region and am assuming a good realtor would help steer me away from issues with homes, so maybe that's the part I've yet to experience, ie; 10 homes have great numbers but 8 of them turn out to be duds or disasters once a realtor does a walk through?

According to The Cromford Report, run by Tamboer, here are the buyer breakdowns for homes sold through the Arizona Regional Multiple Listing Service:During October the intended use for single-family and condo/townhouse properties in Maricopa and Pinal counties was as follows:Owner-occupied primary residence - 77.3%Investment - 12.2%Owner-occupied secondary residence - 8.6%iBuyer for re-sale - 1.6%Unknown - 0.3%The entry-level price point for SFR in neighborhoods with well-rated schools is about $350,000.
