How far are you from the schools.

I love Comic Con and when I moved to San Diego for school I discovered it and its since brought me so much joy and this year was a bummer on that front.With regards to acquiring the property my knowledge is little to those here on the forum in terms of what makes something a deal.The input I do have is you may want to consider is that the garage conversion is permitted.

In retrospect, I had complete attic and crawlspace access, and could have done a better job on the rehab with updated wiring and plumbing to eliminate the old-school romex and galvanized plumbing.

Both have renters and have renters for the upcoming 20-21 school year.

I'm not sure I have much investing knowledge to share but I could maybe offer some surf lessons!

I manage our rentals (and am a mom) so I like to invest in neighborhoods that are not more then 30mins away, areas that I would feel safe going to at night, also if the house/townhouse is in a good school district it will almost always be rentable if it’s fixed up.

Combined with a growing population, lower than average cost of living, inexpensive yet quality schools, a solid job market, and beautiful scenery nearby have made me realize the importance of considering various different aspects for future rental opportunities. 

Do your due diligence, but there are a few neighborhoods there that are actually in the Livonia school district, which is sought after.
