You might be able to find a creative financing solution such as seller financing to buy the property, but that doesn't help with funding the $200k rehab.Ultimately, you only have $50k available to support a $600k project.

I finance these assets all the time, and I always have to explain to my newer (and experienced investors actually) that leverage in the small balance multifamily game is capped at 75% for a vast majority of the players, in a healthy market.

She hides the dog in the house, a therapist calls me, I speak to her and inform her I need documentation for the dog, I also inform her that the dog looks neglected, is unsupervised, causing damage to the property and creating conflict with the existing tenants in the triplex, she ignores me and a letter on community health department letterhead shows up claiming the mutt is an emotional support animal.
