I was figuring I should include myself as a renter, because if I wasn't living in there then somebody else would be, and that person would have to pay rent....so why should I be any different if i occupied that spot.

no, because that would be retarded. you have them draft it ahead of time, clearly, and you fill in the blanks on the spot. bringing a contract on letterhead from a law firm also makes you look a little bit less like some creep who's going to rip them off. also having a local lawyer do it ensures that your form is applicable to the state you are in.

If someone calls me with a GREAT DEAL (less than 50% market value), then I go look at it NOW and sign a contract with them on the spot.

Often, spotting vacant houses, which are NOT obviously vacant, yield the best results.
