I've had several contracts that I was only responsible for renting / re-renting the place + maintenance requests. 

If not, what is the damage of rejecting their request?

Paperwork:  I use an application I created that requests 5 year employment and address history, animals (not "pets" since they need to disclose ESA etc), cars.  

I want to collect rent (auto pay), see repair requests, post lease and other documents, etc.

All I got were bandaid fixes.Somehow, the technicians had no incentive to request replacements, because the dirty secret is, the more claims that contractors push through, the more AHS penalizes them by giving them fewer and fewer referrals.
