On this site, it seems like there's a lot of crickets when the subject of residential development and larger scale residential building comes up....which is disappointing as there's a lot of wise people here... maybe the niche is smaller than I thought or we're looking in the wrong place for answers....

Kings County Housing Court is a dark and expensive place where the tenants/occupants/even squatters have more 'rights' than landlords/owners! 

Colorado is a great site for that if you think of out of state

Hey @Tom Pubins - I would highly suggest using www.hemlane.com they syndicate to many different sites and have a very clean platform to manage tenant screening. 

You might try posting a link to your property from any of those sites.

Another lending option you can use aside from DSCR is Bank Statement loan program since you are a business owner.

As an owner of one rental property, I found out that I was/am supposed to send a 1099 to a contractor who did some work for us on our rental property last year, and file a 1099 on that same contractor with the federal government.

If I buy a gallon of milk at the corner store, that doesn't make me owner of a commercial property.
