Single/Multi Family, Fix and Flip, Buy and Hold? 

I grew up in Southeast Houston, Texas with my sister in a single-parent household after my parents divorced.

Looking to buy a single family in my area to fix and flip.

I haven't bought a lot at auction but the best deal I got at one was:Through the fog of memory (don't feel like looking up the exact amounts), in late 2021, I paid around 140k for a 4 bedroom single family detached property.

Owning directly, owning in a Single Member LLC in any state, owning multiple single member LLCs, owning layers of LLCS....in all of those cases, the tax results just flow straight to your personal tax return and are reflected there. 

Our long term goal (one of them) is a 10+ acre, single family, multi-bedroom house/cabin with room for expansion in central-northern Vermont within 30 minutes of skiing to be used as a family vacation home along with STR.

Still very new at this but eager to get started…I’m thinking residential, either single families and multi family homes for flip.

In RS-3 with single family, many of the original bungalows will have a larger lot footprint, but are allowed to be "hat-topped" in a rehab which can grant substantial new space since you are not changing to lot footprint and are largely grandfathered in.

What’s everyone’s experience with two story single family homes vs one story home in terms of how easy or difficult it is to find a tenant or reselling after holding the property for years?
