2 story vs 1 story home for leasing and and re-selling
What’s everyone’s experience with two story single family homes vs one story home in terms of how easy or difficult it is to find a tenant or reselling after holding the property for years? I heard that families with small kids prefer one story homes because of children safety, that is why I am not sure if investing in a two story home is a good option even if it may be a less expensive option.

First off, whether you're eyeing one-story or two-story homes, each has its own perks depending on your local market and target audience. One-story homes tend to be in high demand, especially among families with young children or elderly individuals, thanks to easier accessibility and safety. They may attract tenants and buyers quickly, with lower maintenance costs as a bonus. However, they typically offer less square footage and might have limited design flexibility. On the flip side, two-story homes provide more living space, greater design flexibility, and the potential for higher investment returns. Yet, they might face lower demand from families with young children, come with increased maintenance costs, and could take longer to find tenants or buyers. Remember, understanding your local market, considering neighborhood preferences, and aligning your investment goals are key to making the right choice. Don't forget about multigenerational families who might prefer two-story homes for separate living spaces.
