@Marjeanne FieldsThanks for inputI have flipped 35 single family houses so I have a clear understanding as far as rehab costsI put number higher due to common areas that need updating which will cost me 60-10k so I just divided that cost by 32 and added to each unitIt’s literally next door to a great hospital and 1 min from train station in a very good areaMy gut says stay away - there isn’t currently enough cash flow to allow fixing up units.I know hat buyer wants to unload He got to big to fast and doesn’t have time to deal with this.

I only deal in single family rentals as of now but I am waiting to find the "right" multifamily to jump in on students or not.Additionally, from my experiences and horror stories I have heard I agree with Kevin on month to month rentals.

I am looking to get started with single or multi family homes and would like to grow a portfolio however I can.

I inspected a single family home a few weeks ago which had been 'pre-inspected' by another local home inspector at the behest of the realtor who had the home listed for sale.

I would just like to write a quick introduction about myself: I am 31, single, no family, I work in Underwriting, a former and still licensed Flight Instructor, and a current law student.

My full time job is on base and I closed on a foreclosure Friday, and closed on another single family home today.

I have purchased 2 lots and I will be tearing down the current structures and replacing with new single family homes between1600 and 2500 sqft and am considering going modular instead of stick built.

Right now, my plan is to focus on a single niche, and then branch out into other forms of investing after I get some experience.I've observed BP's community to be very forthcoming in the sharing of information and I hope to be able to contribute one day myself.
