This is similar to what you are already describing and will equal your metric once the debt is paid off (technically "unleveraged ROI (or ROE)" if you want to stay away from the cap rate terminology police).  

I got a e mail flyer from a wholesaler and sent it to my real estate division for clairity this is what they wrote me back.. so its up to agents to police this activity and the public..I have two bird dogs in Oregon that use me to take title because they have been turned in and fined and cease and desist. 

Bad water supply, no fresh food, predatory banking, low minimum wage, militarized police, and people who live like this.

Some people are just bums, and are going to stiff you on your money, destroy your house, and have the police break down the door.

I would not offer a rent discount because it will be a hassle to try to police if the light is not always turned on.

Unfortunately there is no police log for deadbeats like this. 

Also note, most WL polices have surrender fees the first few years of the policy.

If he threatens you tell him, you will call the police.
