This is similar to what you are already describing and will equal your metric once the debt is paid off (technically "unleveraged ROI (or ROE)" if you want to stay away from the cap rate terminology police).

I got a e mail flyer from a wholesaler and sent it to my real estate division for clairity this is what they wrote me back.. so its up to agents to police this activity and the public..I have two bird dogs in Oregon that use me to take title because they have been turned in and fined and cease and desist.
