Since you bought in a landlord friendly area, if it is the former they will pay once they are served with a notice to quit (or your states version of that).

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

I also had the builder put in scored concrete floors in all but bedrooms that helps..

@Chris SeveneyYeah they would counter argue that I may have cut after receiving the summon notice without proving their version of allegation.

, but from what I’ve researched here are some things that are supposed to help:1) Good reviews2) Good scoring on your response rates to inquiries3) Be an active host!  

As David Greene always says - cash flow is a great "defense" but it doesn't score you points or win the game.

I found issues because we have a 90 point walk score, and this place would appeal to younger guests because of the location, then add the pool table in the dining room was a combination to really market to the party goers.  

Best you are going to get is a high mid 7 to low 8% loan with 75% ltv I am probably being generous with the high 7% quote since the credit score is below 700

Credit score must be a minimum of 640.A background check will be conducted on all applicants over 18.

It was in a good location for commuters, close to shops and restaurants and great walk score.
