Took a bit of a parachute from a corporate role and not jumping back in full-time until May, so I have a pretty flexible schedule (at least 10-15 hours I can allocate per week if need be) in this time period, thus the motivation to get moving.

The last lender I approached took the net income from my Schedule E (in this case - $250*10 = $2500), and divided my mortgage payments over that income ($5000/$2500 = 200% in this case).

If the repairs will be included in the loan request to be funded through an Escrow Fund Control Account, the Hard Money Lender will most likely want a draw schedule from the contractor as a timeline for how repairs will be completed and paid for throughout the project.
