If you have some cash set aside for training, I would consider finding a reputable one who comes on-site.  

I can go on forever, in a nutshell go to city and ask them if you can diy what ur planing to do or not, if you can't get a knowledgable and reputable contractor who is familiar with the codes, this may look expensive but it comes out to be around the same cost minus a lot of headache.

I’ve come to earn a reputation for being very knowledgeable in the RE field and have expanded buying/selling homes for myself to representing others on about 5-10 deals a year.

The fear is that if I have my realtor shoot off a bunch of low ball offers that he might get a bad reputation and be labeled "That guy".
