Get bids on the cost to replace everything and divide the replacement cost by life expectancy      $10,000 to replace / 5 years left

From that date the client has 45 days to identify potential replacement properties and a total of 180 days from the date of sale to complete the entire exchange.

You have to identify a replacement property within 45 days of sale AND the new property must cost as much or more AND you have to put all of your gains into the new property.
