How much does it take to fix roof leak in North Carolina?

Question

I am in the process to buy an investment property in NC. Inspection report found an area covered by tarp, may cause leak. Rest of roof was noted as ok in general. What is the cost of fixing roof leak? Should I replace the whole roof? Any recommend roofers near Monroe NC?

Even if the leak is no longer active thoroughly inspect all framing and structure near the source. This could save you thousands. Unlevel floors or where the floor begins sinking below the wall is a good indicator of rot and frame damage.

Depends on severity of leak.  If you catch it early, it can be minor.  If it is tarped, it may have been going on for a while.  You need to get a good roofer out and determine if 1) there is any framing rot going on 2) any insulation affected and 3) any sheetrock ceilings affected.  Once you know all this, you may want to go back and negotiate some repair costs with seller.  If rest of roof ok, you may not need to replace entire roof.  Message me and I can give you some additional info.  Thanks,

It'll depend on the square footage of the roof, the type of material you want to use and generally where in NC you are. I replaced an entire roof on a 1400 sq ft home in High Point for $5k, including gutters, and that may have been high because I needed it done quickly for insurance coverage to go into effect. Thanks for your information.  Roof leak actually goes through kitchen.  Current property manager actually recommended to replace the whole roof.  There is also mice and roaches infestation, but that’s separate problems.  Any recommendations on good roofers?  Thanks
