We have many sectors of mid-to large cap business relocating here. 

Recently relocated from Chicago to the Detroit, MI area, I have 2 long-term rentals in Chicago, 1 STR in northern MI, just went through a modified BRRR (bought a new primary, did major reno, and will move out and convert to rental soon but no refinance right now due to rates), and most recently purchased my first commercial property (small non-operating storage facility and retail storefront) that I'm developing and turning around.I'm hoping to connect with others who are at or beyond where I am on my journey, as I'm really looking to bounce ideas of each other and learn some of the things you may have done to scale and get to the next level.

It's usually a family or a group of co workers who are temporarily relocating for work.

Two major hospitals, 5 universities, and the normal random house relocation/renovation/etc keep us booked) but we started focusing on mid-terms about 18 months ago and its been successful for us.

You knew the money was coming and they would relocate people to the area and have them use the place until they found  a place of their own.

I'm a new investor and I'm actually looking to relocate to the central Florida area soon, but I'm hearing a lot of negative things about super high insurances (flood insurance and sinkholes).

Are you relocating here eventually or plan to build an out-of-state portfolio?

Most likely the house is in distress, in disrepair, need to relocate, whatever.

There are also a number of tax incentives that are bringing more small business owners to actually consider relocating to  the island ( and they all need to rent prior to finding the place they want to  permanently reside in and a number of people that left immediately after the storm are returning as well. 

To your point, HELOC's are way more attractive because some go up to 100% compared to RELOCs that usually cap out at 75%.
