I think you will increase your pool of potential renters with an upstairs bath, no one wants to go up and down stairs to shower and if the market supports it, personally I'd keep a half bath downstairs and up the rent a bit. 1.5 baths is an amenity in my opinion where as 1 bath is a necessity.

From the same video above:But you are correct, there are a lot of high paying jobs coming into the area, and most of the migration out is from middle and lower class families:Although from a strictly objective standpoint, I believe it's smarter to invest in an area that has a diverse economy and supports job growth for a range of incomes than one that only supports high income jobs from a single industry.Further, household demographics are shifting too.
