I'll add another question related to buy & holds: is private financing a realistic option for buy and holds?

I will occasionally get left holding the bag but in the long run I should come out ahead.  

I am typically a buy and hold investor so that was my plan for this but Ive found it hard making that work.

We are thinking it's a good area to get our feet wet buying and holding a lot until we are able to build or sell.

As an FA myself, I agree that the typical FA compensation structure does not align well with people who want to diversify their portfolio with Real Estate holdings.

@Thomas W.There's an unspoken assumption in what you write that most even moderately successful RE investors start from zero cash reserves, save money from their regular jobs and make money through wholesaling and flips with OPM, and then fund their property acquisitions out of their flipping and wholesaling.
