Check property records, title search, and make sure your contract gives you a due diligence period. 

But on the bright side, now I have 3 mini-sledgehammers.In the four months I spent looking for a house, I scraped 3 counties tax records and sent mailers to 4000 people. 

Bad credit indicates a lack of financial discipline which is essential for success.

We have a very strong track record and I would think would be a very attractive opportunity for people looking to do an exchange.  

At this point I have zero experience investing in real estate investing and I've only been financially aware (i guess i'll call it that) for about a year. 

I am financially stable and do not want to rock that boat too much by taking reckless risks.
