@David Des this wasn't even a construction loan, it was a straight up cash out refi from a house I did a renovation on using a HML lender, house was completed, occupied with good cashflow and the appraisal came in right where it should have.....

Hello, I am thinking about looking to Invest in Austin area single family residential property in the next 6 months to one year.I am also thinking about 3 bedroom 2+ bath which may typically within the range of investment.Since its going to be for Rental, what is the preferred in Austin area for renting out, is it single storey house with 3 bedrooms with 1500+ Sqft or two storey with 2000+ sqft and upstair bedrooms?

Prop tax's some of the lowest the country very low insurance stucco houses tile roofs and desert landscaping all lead to ease of maintenance over time compared to FLA which of course has all sorts of weather related issues that is detrimental to houses .. high prop tax and sky high insurance ( certain areas) But its also growing.. so there is that.
