When you say you are paying them - is this money going directly to them or into an escrow account?

. - Normally in real estate contracts, the seller is required to deliver the property in the same condition it got under contract for.

Your best bet might be to find a private fund that aggregates money and lends it back out to real estate investors.It is worth adding that this is not a tax-efficient way to get involved with real estate.
