Don’t take this the wrong way, but there’s an element of risk no matter what.

A house that burnt five years ago and has been sitting exposed to the elements for half-a-decade ... if you are lucky, it's a knock-down and you would be buying it for lot value (or a little under).

There is no reason to expose your own property to harmful elements that are avoidable.

The dwelling, down payment, interest rate, rental type, preferred renter profile, and more are all important elements of the model.

But it’s definitely true that something very bad can happen in a particular area (big employer closes, criminal elements move in to a nearby apartment complex, whatever), and having properties in multiple areas can mitigate some of this risk.The point is that these discussions are just philosophical without framing the location/condition of the property (it’s operating risk), framing the type of financing that will be used, and thinking through how to achieve some diversification benefits in your portfolio.

The other element, is the mount of the expense in view of the big picture, such an expense is probably not that significant.

Poor is OK, but real 'bad element' stuff like gangs and drugs is just more than most people would want to deal with at any valuation.6.

Depending on the location, could be prone to destructive elements than a more expensive property.

This should hold your signs in place against the elements extremely well.
