How I personally got into real estate investing was purely through interest at an early age and I would go to open houses every weekend on my free time and do a little q&a with the listing agent at that certain property.

Its a pure commission job.

Than we bought our first pure investment and things have taken off!

I would not want to do this as purely an investor, unless you have 10 plus cash flowing properties currently.

The income they make from managing them is pure income for them.

You are likely to get increases in rent also.I would see this property as more of a way to try out real estate investing vs. a pure investment.  

We all know every market is different and the plan I outline is purely subjective, I give you that.

@Cris Agui If your second home is purely an investment property, you will need a 20-30% down payment.  

I have always been dubious of the info marketing business cause 99% of it is pure crap where they give you half of the puzzle, then you need "COACHING" to get the other half.

For a pure investment, I couldn't find any that made sense financially.
